In the wonderful world of property assessments, we often remark that consistency is paramount. Consistent assessments lead to fewer appeals from over-assessed parcels. On the flip side, with more uniform practices we can identify under-assessed parcels to create more revenue for our clients. The first step is easy: Don’t send multiple field staff to the same neighborhood! But can even one person always be consistent? Do we see the same things in the same way every hour of every day? Too often, we find that uniformity is very hard to achieve. Nexus LTD strives to manage the irregularity that comes with the subjective elements of property assessments. That goal leaves us with a critical question:

Can we develop technology to create and maintain more uniform assessments?

Nexus LTD believes the answer is YES and the people at Rose-Hulman Institute agree. Our project has been granted an Innovation Voucher, a competitive process by which a small business affiliates with an Indiana-based university to bring an idea to market. The Innovation Voucher is designed to support and encourage small businesses by providing research services, including research and development, technology exploration, technical development, and commercialization. This Innovation Grant, along with the hard-working geniuses at Rose-Hulman will accelerate our efforts to further use technology to bring consistency and fairness to the assessment industry.

Our initial tests on preliminary data have been very successful. Be on the lookout for individual demonstrations by the end of 2025.
